Meeting Minutes

April 1, 2025 – 630pm-830pm – Homeowners Meeting & Board Meeting
KVTA Clubhouse

3. Minutes of Previous Meeting Approval

4. Delinquency approval

  • Nothing to approve, Margie had a question for Marie about column B and will follow up

5. Homeowners’ Open Forum – Homeowners (3 minutes per Homeowner)

  • Ann K discussed the need for different foliage at the entrance to the village. She brought photos of other HOAs where the entrances have either something other than wildflowers or use large rocks for a more appealing look
  • Ann K discussed the shed and how the maintenance staff needs to do a better job keeping it clean. She specifically brought up some large logs that have been sitting next to the shed for over a year
  • Ann K discussed the rules around towing cars that are out of compliance of HOA rules

6. Financial Review & Treasurer’s Report – Yvonne Anderson, Treasurer.

  • Yvonne discussed the reserve and paint numbers and noted the CDs were coming due. She noted that our income tax was higher last year as we had accrued higher interest yields than in previous years.
  • Yvonne noted that we are still waiting on the reserve study and that if there’s anything unexpected there it might change budgeting decisions.

  • Anne met with AJ
  1. Walked through a number of things, AJ going to do some research on moving out of Dreamhost, should be a savings of roughly $345 annually

8. Major Projects

  • Tennis court – 2 proposals
  • Eminent landscaping proposal

  • Next steps – select vendor, discuss questions (timeline), project manager?, preliminary contract submitted to lawyers, sign
  • Based on all of the proposals submitted, the board voted to approve $160k to replace the current tennis/pickleball court. The project would replace the current
    2 courts with a single court, keeping expenses down both for the replacement and for future maintenance costs.
  • 5 members voted to approve, 1 member abstained

9. Maintenance & Grounds Report.

  • The following work was done by K.V.T.A. maintenance staff during March 2025: Pruning, cut back ornamental perennial grasses, collect pine needles, pick up litter, fertilize all lawn areas, start weed spraying in bed areas, lighting maintenance, cut metal for handrail e, replace fence post at
    south fence, break out concrete for post replacement around S. University Blvd. fence post, extend in ground drain pipe by 40’, set rock border, notify residents regarding painting project schedule, misc. regarding landscape contract, reserve study, sewer cleaning and other general maintenance.
  • The following work is planned for KVTA Maintenance staff during March 2025: Hand rail fabrication, finish rock bed, install extra fence posts to hold up fence sections along S. University Blvd., pool preparation, snow removal and other general maintenance.
  • Sewer Cleaning – discussed next steps. Discussed details about the agreement with the new vendor for sewer cleaning and addendum.
  • Pool staff: Two of the monitors who worked at the pools in 2024 are completing a preliminary work schedule for 2025. Anthony will take care of weekday maintenance and assist with the initial opening of the pools.
    Discussed talking to others in the community about backup monitoring.

  • Phil Andrews is resigning from the board. He will stay on until someone else
    joins or the October election, whichever comes first.
