THE KNOLLS VILLAGE TOWNHOME ASSOCIATION

November 2024 Board Meeting Minutes

The regular meeting of the Knolls Village Townhome Association (KVTA) Board of Directors was held on Tuesday, November 05 at 6.30 PM. Present were board members Phil Andrews, Margie Nowick, Tom Zukas, Yvonne Anderson, Anne Waite, Jennifer Stokes and Chrissy Krumholz. Scott Ward recorded the proceedings. No Board members were absent.

The acceptance of the October Board Meeting Minutes were moved by Yvonne Anderson and seconded by Tom Zukas. The measure passed unanimously.

The September Financial Reports were asked to be reviewed / accepted, but Board members advised they were not in receipt of the email, and the measure was tabled.

Yvonne Anderson delivered the treasurer’s report. The Board is in a transition phase to get all signatories at all banks up to date. Credit cards have been cancelled from old Board Members and issued to new Board Members. The issue with Zelle was corrected before November payments were made. Yvonne Anderson reported the Reserve Balances per account and institution.

Committee Reports

Technology – Reported by Yvonne Anderson

A twelve-month agreement was signed with Cloud Tech Studios for maintenance and management. Issues with the web site that have been identified are HOA documents, Newsletters placement and format, Minutes and the Search function. A meeting with the web master is set for 12 November, this is an ongoing process. The Board is requesting the communities help in identifying issues and updates with the web site. www.knollsvillage.com 

Special Events Hospitality – Open Position

No report

Clubhouse – Robin Stewart

No report filed. There are two open positions for the Clubhouse Committee for next year. There is a search for a Clubhouse cleaner. The Clubhouse is cleaned monthly.

Architectural Control Committee

Tom Zukas reported that of the 20 escalations 15-16 have been resolved. Tom Zukas from the Paint Committee advised of the 52 units being painted in 2025 there are 17 residents who have not been contacted due to no contact information.

Community Gardens – Reece and Kim

The water has been turned off and subscribers need to clean their beds soon.

Newsletter – Nan

The latest edition of the Newsletter was distributed on 02 November.

Tennis / Pickleball Open Position

The repair of the tennis courts is a major project for 2025. A discussion of timing of the repair / refurbishment ensued. It is possible the concrete could be renewed before the end of December 2024 and the remaining work would occur in 2025.

Maintenance

When Metro Pavers installed the new pavement on two driveways this year they did not crown the driveway for moisture flow. The contract included putting a crown on the driveways and was pointed out to Metro Pavers. They have agreed to bring the equipment and personnel to mill the edges and install crowns at no additional cost.

Rowdy Roddy has submitted a bid for next year’s painting.

There was a discussion of railings across the community that may need work. Also there was discussion of bridges in need of repair.

The pool winterization has completed. The small pool pump has had the motor replaced.

Lawn sprinkler system winterization is complete.
