THE KNOLLS VILLAGE TOWNHOME ASSOCIATION

December 2024 Board Meeting Minutes

The regular meeting of the Knolls Village Townhome Association (KVTA) Board of Directors was held on Tuesday, December 03 at 6.30 PM. Present were board members Phil Andrews, Margie Nowick, Tom Zukas, Yvonne Anderson, Anne Waite, Jennifer Stokes and Chrissy Krumholz. Scott Ward recorded the proceedings. No Board members were absent.

The acceptance of the November Board Meeting Minutes were moved by Phil Andrews and seconded by Chrissy Krumholz. The measure passed unanimously.

The acceptance of the October Financial Reports were moved by Yvonne Anderson and seconded by Phil Andrews. The measure passed unanimously.

A Review of Delinquencies was effected from an email previously sent. There was a move by Phil Andrews and seconded by Margie Nowick to move forward on collections with a homeowner.

Yvonne Anderson delivered the treasurer’s report which included a general overview of the communities funds. Yvonne stated the amount that is in the operating checking account, followed by paint reserves and general reserves. The general reserve fund timed savings matured on November 29 and was renewed at 4.11 percent for another 91 days. When the Chase timed savings account matures on December 09 the interest will be moved to FirstBank Reserve account.

Committee Reports

Technology – Reported by Anne Waite

Our website company CTS has advised the present web site cannot be updated due to how it was built. CTS has forwarded a proposal for a new web site at a cost of $4,300. Chrissy Krumholz has collected bids from other vendors and Anne Waite will get details on the proposals. CTS has made changes to the web site and can do the work, but the promptness of the work is in question. Google administration applies to the web site login and is critical when updating the full web site and cannot be compromised.

Special Events Hospitality – Open Position

No report. There was a discussion of the position and events.

Clubhouse – Robin Stewart

No report filed. There are two open positions for the Clubhouse Committee for 2025. The unfulfilled periods are March through April and October through December 2025.

Tennis / Pickleball Open Position

A need for a sign that states “Play at your own risk.” was previously identified and will move forward.

Architectural Control Committee

No update, the keys are changing ownership at this time.

Community Gardens – Reece and Kim

One final notice to the gardeners is forthcoming.

Newsletter – Nan

The latest edition of the Newsletter was distributed on 30 November.

There is an open position on the Newsletter Distribution Team. This position takes an hour each month, contact Nan.

Major Project Discussion

Quotes for the repair / renew of the courts are being collected. There is still a need to confirm with the contractors that pickleball requirements are fulfilled. City of Centennial communication suggests no changes to our courts. The Board acknowledged there is a need for input from the homeowners. Ann Winterbottom read a statement in part saying she is delighted the Board is reviewing options for fixing the tennis courts. She shared that on November 13th a friend tripped on a crack on the court and fractured her wrist which ultimately needed surgery. Also, a suggestion is to switch Pickleball to the east court since it is the court that gets the most sun. Phil, Jennifer, Tom and Warren continued the tennis court discussion. The issues discussed were drainage, the slope of the courts, placement, and costs.

Maintenance

Metro Pavers returned and put a crown on both driveways previously installed, 2500 to 2548 East Geddes Place and 2608 to 2698 East Geddes Place.

The small pool pump issues have been resolved. This pump is ready to move water in springtime.

Warren advised, at great length, that a sewer inspection is used to find problem areas with the PVC sewer system. Warren will get bids for the sewer inspection / scoping.

There was a discussion of the Comcast Contract renewal. The location of the contract is in question.

There was a discussion, with Cady and Warren, about bridges and sidewalks on the community.

Homeowners Forum

Homeowners in Attendance: Ann Winterbottom and Ann McHugh

There was no further homeowner discussion except those annotated above.

Old Business

The City of Centennial has a grant program in the amount of $10,000 dollars for a project that benefits the public. A plan is presented to the City beginning in January.

There was a discussion of the cars on KVTA that needed towing. Warren Deutsch interjected that no car needs to be towed. He will contact the owners to resolve any issues.
