BOARD OF DIRECTORS REGULAR MEETING THE KNOLLS VILLAGE TOWNHOME ASSOCIATION
October 2024 Board Meeting Minutes
The regular meeting of the Knolls Village Townhome Association (KVTA) Board of Directors was held on Tuesday, October 01 at 6.30 PM. Present were board members Darcy Johnson, Margie Nowick, Tom Zukas, Yvonne Anderson, Anne Waite and Scott Ward. Scott Ward recorded the proceedings. Board member Phil Andrews was absent.
The acceptance of the September Board Meeting Minutes were moved by Scott Ward and seconded by Darcy Johnson. The measure passed unanimously.
A motion was made to approve the September Financial Reports. The measure was moved by Anne Waite and seconded by Yvonne Anderson. The measure passed unanimously.
Scott Ward delivered the treasurer’s report inclusive of current paint reserve and general reserve balances. There are two Premier Timed Savings accounts held at First Bank, one for paint reserve and another for general reserve. These accounts are the equivalent to a Certificate of Deposit. In addition, a new Timed Savings account was opened at Chase Bank. A sum of $252,000 was moved to Chase so the total funds in First Bank did not exceed the FDIC maximum insured limit of $250,000 by a large amount. This Chase Bank account will be used as if it is our Wealth Management account.
Committee Reports Technology – Open Position
A search for a web master is still in progress. Yvonne Anderson reported once the position was advertised there was a flood of replies. Some replies were of probable robot origin with many out of country responses. The position criteria were discussed. Knolls Village is looking for a Google Drive Email Phone administrator and web master skilled in WordPress. The preference is to have an administrator who lives in Knolls Village or lives in Denver or Colorado.
Special Events Hospitality – Open Position

The Pool is closed and is preparing to winterize on 05 October.

Newsletter – Nan
The latest edition of the Newsletter was distributed on 01 October.
There was a discussion of political signs in front of a unit. Colorado State Statutes and Colorado Common Interest Ownership Act advises the law protects a homeowner right to place political signs on their property. The HOA shall not prohibit the display of a sign.
Maintenance
Warren Deutsch gave the Maintenance report.
There was a discussion of the areas where concrete has been replaced and associated work at those locations.
A1 Concrete leveling has performed the leveling on several garage aprons with great success. The Board advocated we move forward with this process elsewhere in the community.
There was a discussion of trees and tree removal. A list of trees is essential.
There was a discussion about pool winterization. Pool Connection will begin their work on 05 October.
There was a discussion of the wood bridges found throughout the community. The previous attempt at coating bridges with paint and grit quickly deteriorated. A product needs to be found for keeping these bridges safe.
There is a metal bridge at 2528 E Geddes Place where concrete was replaced. There was an advisement of the coating the cover needs.
It was advised that Metro Paving is going to replace / mill and overlay when the concrete work is finished.
Homeowners Forum
Homeowners in Attendance: Ann McHugh, Sharyl Whitaker Metzler and Norm Edson
Sharyl Whitaker Metzer suggested a schedule of Board Meetings be posted on the outdoor bulletin board. This schedule will include dates and times of the meetings.
There was a question about community involvement from Norm Edson. There are several positions open as committee heads and other opportunities for involvement.

Board member Phil Andrews contacted Sport Courts of the Rockies to begin a discussion of rehabilitating the present tennis courts. More information to follow.
